Ledger & Lot, operated by Savvy RE Partners, is a private property buyer. We buy Illinois property directly in our own name, or we connect a property to a buyer in our network. We will tell you plainly which of the two applies before anything is signed.

3. We Are Not a Broker or Agent

We are not a licensed Illinois real estate broker or agent, we do not represent you in a transaction, and we do not owe you the fiduciary duties a licensed agent would owe a client. We are a principal acting in our own interest. You are free to hire your own broker, attorney, or advisor at any point.

4. Offers Are Non-Binding

Any number, range, or estimate discussed by phone, email, or on this site is non-binding. No agreement exists until a written purchase agreement is signed by both parties. You keep the right to walk away in writing before that point, and there is no fee to a homeowner for receiving an offer.

5. No Guarantee of an Offer or a Closing

Submitting a form does not guarantee that we will make an offer, that any offer will match your expectations, or that a transaction will close. Timelines mentioned on this site are typical expectations, not promises.

6. Your Responsibilities

7. Cash Buyer List

Joining the buyer list does not create a partnership, joint venture, or brokerage relationship. Properties shared with the list are offered on an as-is basis, and each buyer is responsible for their own due diligence, financing, and closing decisions.
