The process
Three steps, in plain terms. Nothing is binding until a written agreement is signed by both parties, and there is no fee to a homeowner at any point.
Step 01
You send the address, the situation, and anything you think we should know. It takes a couple of minutes and costs nothing. We do not ask for a social security number, a mortgage statement, or any document at this stage.
Step 02
We pull the parcel record — tax status, recorded liens, transfer history — and look at recent comparable sales. Then we put a number and the terms in writing, so you have something you can read, keep, and show to an attorney.
Step 03
Accept, counter, or decline. If you accept, you pick the closing date. Closings run through a licensed Illinois title company, and outstanding taxes or liens are settled out of the proceeds at closing.
