Are you a real estate agent?

No. We are not a licensed Illinois real estate broker or agent, and we do not represent you in a transaction. We buy property directly in our own name, or we connect the deal to a buyer in our network. We tell you which of the two it is before anything is signed.

Do I need to fix anything first?

No. We buy in as-is condition. Deferred maintenance, code violations, tenant damage, and full contents left behind are all things we account for in the offer rather than ask you to resolve.

Where did you get my information?

From public Illinois county records — tax rolls, court filings, and the recorder of deeds. We do not buy consumer data lists. We honor the Do Not Call registry, and if you ask us to stop contacting you we do so across every channel within 10 business days.

Is there a cost to submit the form?

Accepted Answer

No. There is no fee to a homeowner for an offer, and there is no obligation attached to submitting the form. An offer is non-binding until a written agreement is signed by both parties, and you keep the right to walk away in writing.

Can you stop my foreclosure?

Accepted Answer

No, and we will not tell you otherwise. We are a buyer, not a foreclosure-rescue or loan-modification service. A sale may resolve a debt if it closes in time, but that depends on your lender and the court schedule, not on us. For advice about the proceeding itself, speak with a licensed Illinois attorney or a HUD-approved housing counselor.

What happens to the back taxes?

Outstanding taxes and recorded liens are ordinarily settled from the sale proceeds at closing, through the title company. That means the amount you receive is net of them, and we account for it in the offer number rather than surprise you with it later.

Do you buy occupied rental property?

Yes. Tenants in place, month-to-month arrangements, non-paying tenants, and open code cases are all situations we buy into. You do not need to give notice or empty the property before speaking with us.
